Combi boilers are the most popular choice across Edinburgh and the Lothians. They heat water on demand, need no hot water cylinder and no cold water tank in the loft, and they free up cupboard and loft space. A combi is usually the right answer for a 1-2 bathroom home with decent mains water pressure.
System boilers work with a hot water cylinder but need no cold water tank. They're a better fit for larger homes, or homes with two or more bathrooms being used at the same time, because the cylinder can supply several outlets without the flow dropping. They also pair well with solar thermal or heat pumps if you're thinking about renewables later.
Regular (heat-only) boilers are usually kept in older properties where there's already a cylinder, a cold water tank in the loft, and low mains pressure. They're rarely the first choice for a new install unless the existing setup specifically needs them.
