Most boiler problems fall into a handful of categories.

Here are the faults we see most often in homes across Edinburgh and the Lothians. If yours sounds like one of these, we've almost certainly fixed dozens of them already.

Losing pressure

Pressure dropping below 1 bar usually points to a leak, a failed expansion vessel, or a stuck pressure relief valve. We find the cause rather than just topping it up.

No heating or hot water

Commonly caused by a failed diverter valve, a faulty pump, a stuck fan, or a frozen condensate pipe in winter. Most are a same-day fix.

Banging, kettling, or whistling

Kettling noises usually mean sludge or limescale in the heat exchanger. Banging and whistling often point to pump or flow issues worth diagnosing properly.

Pilot light keeps going out

A classic thermocouple or flame sensor fault on older boilers. On newer condensing units it's usually ignition, flue, or combustion-related — we'll find it quickly.

Leaking boiler

A visible leak from the boiler itself is always worth getting checked straight away. The cause matters — a failing seal, a corroded heat exchanger, and a pipework leak need very different fixes.

Fault codes and lockouts

Most modern boilers throw a specific fault code before locking out. We know the common Worcester, Vaillant, Ideal, and Baxi codes and can usually get to the root cause on the first visit.

We arrive and diagnose

Our Gas Safe engineer checks gas pressure, combustion, electrical components, and any fault codes. We pin down the cause before quoting for any parts or labour.

We tell you the options honestly

If the repair is straightforward and the boiler has life left in it, we'll fix it. If the boiler is at end-of-life and replacement makes more financial sense, we'll say so.

Fixed or scheduled with parts

Common faults are usually fixed on the first visit. If a part needs ordering, we schedule a return as soon as it arrives — no unnecessary repeat visits.

How fast can you come out to a boiler repair?

We aim to get to urgent no-heat and no-hot-water calls the same day or next working day for properties across Edinburgh, Midlothian, East Lothian, and West Lothian. How much does a boiler repair cost?

We charge a fixed call-out fee that covers the visit and a full diagnosis. Once we know the fault, we quote parts and labour in writing before starting any work — no surprise bills afterwards. If you go ahead with the repair, the call-out fee usually comes off the total.

Is it worth repairing my old boiler or should I replace it?

If a boiler is under 10 years old and the fault is straightforward, repair almost always makes sense. Past 10-12 years, it depends on the severity of the fault and the boiler's running efficiency. We'll be straight with you — if replacement is better value long term, we'll show you the numbers and let you decide.

Which boiler brands do you repair?

We repair all the major UK brands — Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann, Glow-worm, Potterton, Main, and more. Our engineers know the common faults on each make and we carry the most common parts in the van to cut down on repeat visits.

Do you repair LPG boilers?

Yes. We're LPG certified and regularly repair LPG boilers across rural parts of the Lothians and central Scotland. LPG work needs separate qualifications on top of standard Gas Safe — not every local plumber can legally touch it, but we can.
